What the site is for
The site presents a penthouse in Ta’ Xbiex, Malta, and four possible design directions for it. It is for general information only. Nothing on the site is an offer, a contract or advice, and no agreement is formed by using it. Any sale is subject to contract and to the checks described below.
Your use of the site
- You may view the site and share links to it for personal, non-commercial purposes.
- You must not copy, scrape, reproduce, alter or republish the images, films, plans, 3D model, text or code without our written permission.
- You must not try to disrupt the site, access parts of it that are not public, or use it for anything unlawful.
Ownership
The design of the site, its text, images, films, plans, 3D presentation and code belong to Operations &bold. Ltd or are used with permission. Typefaces and software libraries are used under their own licences. Names and marks of third parties belong to their owners.
Links to other sites
The site links to services we do not control, such as WhatsApp, Google Maps, OpenStreetMap and the websites listed under location references. Their own terms and privacy policies apply when you use them.
Availability
We aim to keep the site available and accurate but cannot promise that it will be uninterrupted, error-free or free of harmful components. We may change or withdraw the site, or any part of it, at any time.
Liability
To the extent permitted by law, we are not liable for any loss arising from your use of the site or from relying on its content, including the design concepts, plans, distances and price information. Nothing in these terms limits any liability that cannot be limited under Maltese law.
Law
These terms are governed by the laws of Malta. The courts of Malta have jurisdiction over any dispute about the site. We may update these terms; the date at the top shows the latest version.
About the property information
- Design concepts. All interior images and films are AI-assisted design visualisations made from the supplied architectural model. They show possible bespoke designs, not the current condition of the property. Furniture, art, finishes and planting are illustrative.
- Outlooks. Views shown through windows and from terraces are placeholders and are not a representation of the actual outlook.
- Plans and 3D model. These are derived from the supplied design model and simplified for viewing. They are indicative, not to scale on screen, and are not a measured survey or approved permit drawings.
- Areas. Room and outdoor areas are approximate. They were measured from the design drawing dated 14 October 2026 at 1:100, net to internal wall faces, and rounded. Small WCs, stores, the stair core and the lift are not included. They are not a measured survey; verify them before you rely on them.
- Roof terrace. The roof terrace, its pool, deck and canopy lounge are a proposal drawn from a design sketch. They are not part of the current permits and remain subject to planning and other approvals, structural checks and cost. Roof areas are approximate, from that sketch. The roof images and films are concepts, and the outlook shown is indicative.
- Distances. Distances are approximate straight-line measurements from the property pin. Journey times and routes vary.
- Price. The asking price of €1,800,000 includes the property, its permits and a bespoke design. Renovation, finishes and furnishings are additional. The price may change and is subject to contract.
- Before you commit. Verify the property, its measured areas, permits, approved plans and the scope of the bespoke design independently, and take your own legal and technical advice.
Privacy notice
Operations &bold. Ltd is the controller of personal data processed through this site and through the enquiries it leads to. We process personal data in line with the EU General Data Protection Regulation (GDPR) and the Data Protection Act (Chapter 586 of the Laws of Malta).
What the website itself collects
The site has no accounts, no analytics and no advertising trackers. The enquiry form does not send anything to us: it prepares an email in your own email application, and nothing is sent until you send it yourself. Your answers to the four style questions stay on your device (see the cookie policy).
When you contact us
If you email us or message us on WhatsApp, we receive what you send, typically your name, email address or phone number, your message and the design direction you chose.

Who we share it with
We do not sell personal data. We share it only where needed to deal with your enquiry, for example with the property’s owner, their notary or legal advisers, or with service providers who host our email and website, and where the law requires it. WhatsApp is operated by Meta; if you choose to use it, your messages are handled under its terms and may be transferred outside the EU.
Website hosting
Like any website, the servers that deliver these pages record technical information such as your IP address, browser type and the pages requested. This is used only to deliver and secure the site and is kept for a short period.
How long we keep it
We keep enquiry correspondence only as long as we need it for the purposes above, and then delete it, unless the law requires us to keep it longer.
Your rights
You can ask to access, correct or delete your personal data, to restrict or object to our use of it, and to receive it in a portable format. Write to hello@haikuu.com. If you are unhappy with how we handle your data, you can complain to the Information and Data Protection Commissioner in Malta (idpc.org.mt).
